The following standards apply to the development of housing within the various residential districts. A manufactured home is considered a detached single-family dwelling only if the requirements of Article V, Section 10.900 are met. See Article III, Sections 10.308 through 10.312 for detailed descriptions of each residential zoning district and density factors, and Section 10.314 for conditional, special, and permitted uses.

Special Notes

The minimum density must be met for the development of all housing types, unless subject to the standards of Section 10.708 or otherwise approved. For middle housing provisions for PUDs over 20 acres and in the S-E Overlay see Sections 10.190 and 10.371.

Detached SFR

If the lot is nonconforming as to the minimum lot area, width, or depth a single-family home is permitted.

Duplex

Any configuration of two attached or detached dwelling units is permitted on an individual lot or parcel.

Two detached dwelling units are permitted in lieu of an attached duplex on an individual lot when the maximum density is no more than two units.

Townhouse

Triplex

Any configuration of three detached or attached dwelling units is permitted on an individual lot or parcel.

Any configuration of allowed housing types is permitted subject to minimum/maximum density.

Quadplex

Any configuration of four detached or attached dwelling units is permitted on an individual lot or parcel.

Multifamily (5+ attached units)
